My return to Flagstaff real estate from vacation has been action-packed

I’m just back from a six-day vacation and the Flagstaff real estate market seems to be heating up as the Flagstaff weather cools down. Two offers have arrived on my Flagstaff home listings this week and showings on nearly all the listings have increased.

I’ve seen Flagstaff mortgage broker rate sheets with interest rates for 30-year fixed rates at 4.25%. Mortgage rates are below 4% on 15 and 20-year home loan programs. No wonder buyers are coming out in droves! (Well, at least they are coming out in pairs.)

Yesterday morning I attended a very informative Northern Arizona Association of Realtors® breakfast meeting. The state association lawyer spoke briefly, providing updates on current issues related to transactions – and especially short sales.

Then three representatives from Coconino County brought us up-to-date on the flood problems in Timberline, Fernwood and Doney Park. County Manager Steve Peru brought a great map and explained that the County and U.S. Forest Service are making an all out effort to alleviate future flooding following the Schultz Fire burn earlier this summer. County Assessor Christine Mazon provided information about re-assessment of properties that have been damaged by the flooding – I’ll be doing a separate blog post about this soon. County Supervisor Mandy Metzger, whose district includes the flooded areas of Doney Park, spoke about the status of efforts to obtain Federal Emergency Management Agency assistance (not likely because the flooding hasn’t left standing water of twelve inches in any homes) and further assistance from the U.S. Forest Service. A team of scientists and engineers is soon to arrive in Flagstaff to study the area and make recommendations. We’re all looking forward to the day we can think of these areas as some of the most beautiful spots to live in Northern Arizona – just as we have for years.
