How to Search the MLS for All Flagstaff Homes for Sale

Flagstaff MLS search results give more detail and accuracy than Realtor.com

You can search for all homes listed for sale in Flagstaff using either Realtor.com or the Northern Arizona Multiple Listing Service. The information you’ll find with Realtor.com is likely to be less accurate and complete than what you will find on the MLS system. However, the search process with MLS is not as transparent and easy to use as Realtor.com. To help our clients, and the general public, we’ve posted information on our website that makes using the MLS system easier.

From our website, you can search the Flagstaff area MLS for free, without registration, and without even letting us know that you are there. We provide search instructions and a description of the Flagstaff regions and neighborhoods. Here is what you can do if you are looking for a home in Flagstaff, Bellemont, Munds Park, or anywhere else in Northern Arizona.

Go to our website, www.BestFlagstaffHomes.com. On the left side, you’ll see a link to “Search MLS.” Click on that link and this screen will appear:

Flagstaff MLS Search Screen

If you are searching for a home, check the box for “residential” and an additional drop-down screen will appear that allows you to choose only single family homes, or whether to include townhomes or condos. If you do not check any of the property subtypes, you will get results for all property types.  I do not recommend using this screen to search for rental properties since most rentals are not listed in the multiple-listing-service. If you are interested in renting, see the advice on our website at the page Renting in Flagstaff.

If you’re searching to explore homes available to buy, you may simply search for all homes with a particular price or size range in a city – such as Flagstaff or Bellemont. If you want only specific parts of Flagstaff, you need to know how MLS designates the neighborhoods. This is information provided on our website at the link Flagstaff MLS Guide. Within the guide, there are descriptions of the homes you are likely to find in each neighborhood. The MLS system divides the City of Flagstaff and its surrounding areas into regions, and then into areas within each region.

The MLS areas often have the same names as Flagstaff neighborhoods, but you should read the descriptions carefully because the MLS areas are often different in scope from the common understanding around town. For example, the University Heights neighborhood is divided in MLS into University Heights (the older section), University Highlands (the upper section developed in the 1990s), and the newest section, University Terrace. Sometimes, areas are named entirely differently from what a Flagstaff resident would expect. For example, “Cherry Hill” does not exist in MLS, but is instead called Pinecrest (the legal subdivision name).

If you have any questions, please give us a call or send us a note at info@bestflagstaffhomes.com. We can also set up a custom home search to alert you by e-mail to new listings that match your criteria on the same day they come on the market, whether or not you happen to perform a manual search that day. We'll also set up your own, personal Client Portal to the MLS system that will allow you to see features all the public features and make notes and comments about homes that you see.

Remember, you are free to use our MLS search service for free, without contacting us if you wish. Of course, we’d love to have your business, and we can represent you as a buyer, usually without any cost to you. Learn why you should have an Accredited Buyer Representative on your side when you purchase a home.
