Take a look at the nearly 140 homes that sold from July 15-August 15. The issues you need to address to get the job done are: Do you know how to do all three? I don't think one factor is more important than the others. In this competitive market, one needs to do an excellent job on all three! I strongly believe that if you have an appraiser do a market analysis right now, and you follow the value stated in the appraisal report in pricing your home, you'll make a mistake. Does anyone have an anecdote that could contradict this? If so, please leave a comment.
