As we are near the mid-point of the year, I’m looking at home sales for the last 12 months in various part of the Flagstaff metro area. Here are the home sales reports for roughly the southwest quadrant of the City of Flagstaff. In the multiple-listing-service maintained by the Northern Arizona Association of Realtors,® this part of town is called "Southwest City." The region includes various subdivisions, including University Heights and Highlands, Ponderosa Trails, Foxwood, Aspen Trails, Bow & Arrow, and Bennett Estates. I’ve left out Pine Canyon – the newest of the Flagstaff luxury golf communities – because it would skew the results.
Results for single-family-homes in the Southwest City Region:
These numbers include only sales as reported to the Northern Arizona Association of Realtors® -- of course, not all sales are reported, but in this kind of market, most are.
Note that uptick in median price in the most recent quarter (to date). Let's see if it holds in the face of the alarming increase in supply.
