Real Estate Sales in Flagstaff during February 2009

Preliminary results are in -- Flagstaff still has 22 months of inventory with 34 sales so far recorded for February

I hesitate to report Flagstaff real estate sales numbers until a few days have passed into the following month because Flagstaff real estate offices simply may not have completed their end-of-the-month record-keeping with the Northern Arizona MLS system. But I couldn't help myself.

So far, the home sales statistics for February 2009 show 34 homes sold in the Flagstaff market. Three of these homes were bank-owned properties (foreclosures or deed-in-lieu of foreclosure properties). One of the Flagstaff homes sold was a short-sale -- keeping the pace of one successful short-sale per month for the last now seven months. (Short-sales are tough.) Two of the Flagstaff home sales were properties owned by relocation corporations. This means a total of 17.6% of the sales reported so far were distressed property sales. The median price for all 34 home sales was $284,000. Homeowners hoping to sell need to know who their competition is: an entity that has no emotional ties to the property and is looking to sell quickly. I expect that when the final reports are in, we'll have a few more of those to list.

Meanwhile, there are 757 homes for sale in Flagstaff as of tonight. That means we have 22 months' supply of Flagstaff homes for sale -- and growing.

I'm proud to say that RE/MAX Peak Properties sold over 26% of the Flagstaff homes sold so far in 2009, and that's more than twice as many as our closest competition. Our educational focus in the office this month was sharpening our skills for dealing with distressed properties in Flagstaff's real estate market.
