| February 18, 2009 | | But where did they get those numbers? |  USA Today published a story about the Flagstaff homes market -- but where did they get those numbers? "Source: Northern Virginia Association of Realtors,® MDA Dataquick, and National Association of Realtors®" says their chart. Probably the "Virginia" is a typo and they really mean Arizona. But, what part of Northern Arizona? Could they be using county-wide numbers? -- Coconino County has the largest land area of any county in the United States and it extends way beyond the area fairly categorized as Flagstaff. The Northern Arizona MLS system covers several counties in addition to Coconino County. So which sampling did USA Today use to come up with a median home price that is $70,000 lower than anything I have calculated as a median price for Flagstaff homes using local data? The mystery remains.
In any event, here are the Flagstaff metro numbers for the time period that USA Today purported to cover (2008 market changes) as reported in the Northern Arizona Multiple Listing Service (which may not report all sales, but, in a market like this, does include most):
