Tips for Selling Your Flagstaff Home in This Kind of Market

Flagstaff homeowners who are looking for advice on how to sell a home in a tough market might get some inspiration from William Bronchick and Ray Cooper, authors of How To Sell A House Fast In A Slow Real Estate Market. The book, published this year by John A. Wiley & Sons is available from your favorite bookseller. Or, you can call me and I’ll give you the same advice.

Here are some of Bronchick and Cooper’s most useful ideas, straight from my marketing plan:

Position the house in the right price range. Buyers search by price range. I often have to convince Flagstaff home sellers that they are not selling a used car off a lot. Don’t price your home at $999.


Have information available. Deals fall apart when the buyer has unanswered questions. Information has to be part of the marketing process from Day One. Work with your Realtor® to have key disclosure documents information available right from the start.


Put out a good flier. People are much more likely to read the flier than they are to call the number on the “For Sale” sign. Make sure those flyer boxes are filled regularly – that’s part of our service.

Market to the neighbors.  If they don’t want to move, they may know someone they would like as their neighbor. This strategy has been a key part of my marketing plan for years!

Consider offering creative financing. For many people these days finding money is the biggest stumbling block. Your Realtor® should have some ideas about how to make your home stand out from the pack by offering financial incentives to prospective buyers.

Your first-offer may be the best offer.  There is a reason this is called a "down" market. Holding out for a better offer is a big mistake. Work with what you’ve got. Get a strong negotiator on your side before you start – call on my over-30 years of negotiating experience.
