Those of us who’ve felt the quickening pace of the Flagstaff real estate market in the last few weeks can look at statistics to confirm it. Nearly 15% of the available supply of homes either sold or is under contract after the first three weeks of January 2008.  For single family Flagstaff homes, there are currently 548 homes for sale without a contract to buy. These numbers are in all price ranges and neighborhoods as reported on the Northern Arizona Multiple-Listing Service. Some Flagstaff neighborhoods have few or no homes for sale. Twenty-five single family homes with Flagstaff mailing addresses had closed already by Martin Luther King Day. Another 53 were under contract with a buyer wanting to close. The entire Flagstaff residential real estate market (adding condos, townhomes, and manufactured/mobile homes to the numbers above) includes only 777 homes for sale without a buyer in contract. Thirty-six have closed already this year and 90 are under contract to sell. Three-weeks of a year cannot foretell a trend, but 2008 has started out with a bang in Flagstaff real estate.
