For August 1- August 15, this is what the market looks like in Flagstaff according to statistics available from the Northern Arizona Association of Realtors® Multiple Listing Service: Homes actively for sale (as of August 16) | 972 | Under contract with non-standard contingencies | 5 | Pending with standard contingencies | 48 | Pending with all contingencies removed | 10 | Sold | 53 | Withdrawn | 12 | Expired | 33 | Cancelled | 44 |
These numbers are for all residences with Flagstaff mailing addresses, whether inside the city limits of Flagstaff or in the immediately surrounding unincorporated areas of Coconino County – what is generally thought of as the Flagstaff metropolitan area. Here’s my color-coding key: Red = owners fishing for buyers (972) Green = bought (116) Blue = rejected by the market (89) In summary, Flagstaff homes are selling in spite of what you may conclude from the radio and newspaper reports about real estate sales. In the past 30 days, 136 homes successfully closed. However, with 972 homes actively for sale, this means that fewer than one in seven homes for sale are likely to sell in the next month – and that is assuming that no new homes come on the market to compete with what is already there. If you want to sell, you need to position your home with the three factors that can make a difference (1) price, (2) appearance, (3) expert marketing.
